This charming and beautifully presented two bedroom home is located on Montpelier Park which runs off Bruntsfield Place, so the location is fabulous. Bruntsfield is a fantastic local neighbourhood where you'll find a wealth of great local eateries, cafes, boutiques and food shops. Bruntsfield is a foodie hotspot. Bruntsfield Links leads onto The Meadows, so there's the best outdoor space on your doorstep too. Morningside is a short walk away. Independent cinemas, The Dominion and Cameo, are also both close by.& Buses are available on Bruntsfield Place to take you to Princes Street and beyond but you can easily walk to the centre of town too. During the Edinburgh Festival, this is a great location for the main venues.&
This is an absolutely wonderful home. Completely refurbished in the summer of 2019, it's been finished to very high standards and with a great deal of care and thought by the owners. It's on the first floor and decorated in peaceful shades with lovely artwork and homely touches and books throughout.
The sitting room is a relaxing space with a bay window, lovely art, lots of comfy seating and books. There's a table in the bay window which would make a good desk for anyone needing to work from home. The dining kitchen is fantastic. It's very well laid out with lots of worktop space and it's very well equipped for dining at home and making the most of the local independent food shops. The dining table to seat four which can be extended to seat six.
The main bedroom is very spacious with a comfy bed and great quality bedding, so you should sleep well here. The second bedroom is an absolute delight with a handmade double cabin bed. Guests will be fighting over sleeping in this room! The cabin bed sleeps one adult very comfortably or two children. Finally there's an attractive new shower room with a good quality shower.&
This fabulous home is dog and family friendly. Dog owners will delight in the proximity to Bruntsfield Links and the Meadows and families love the Bruntsfield area. Guests love staying in this wonderful home. We've written a blog about this home and you can read it here&
This is a dog friendly home. Dogs are welcome with owners who are going to be taking their dogs with them when they go out but we're afraid we can't accept dogs who are going to be regularly left at home whilst the owners, for example go to work, as our experience is that damage is caused in this scenario. An additional £30/week charge is made for each dog and a larger damage deposit will be taken to cover any breakages/damages or extra cleaning which is required.

Home Truths
The gorgeous cabin bed can only be accesses from one side. It sleeps one adult very comfortably or two children.
If you would like to use the cot and high chair during your stay, please let us know at the time of booking. Linen will not be available for the cot, so please bring your own.
Over the Edinburgh Festival a whole month booking is preferred in this home.
As this is a dog friendly home, if you are an allergy sufferer, please let us know at the time of booking, so that we can check if there have been any dogs staying in this home recently.
24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.
Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

Lauriston & Bruntsfield
With some of the best cakes on offer in Edinburgh (we do love a cake at Dickins…) and a whole load more besides, there’s a delicious choice of things to do in Lauriston and Bruntsfield. For us Lauriston runs from Fountainbridge and across to Quartermile in the North to Bruntsfield Links in the East, along Strathern Place and the border with Morningside in the South and Gilmore Place in the West.
For a jog, a stroll, a walk with the children, a game of football or a lie in the sun there is fabulous outdoor space in Bruntsfield Links. Bruntsfield Links is one of the oldest golf courses in the world (you can chip and put here for free) and the Golf Tavern which overlooks it was established in 1456. The Meadows run on from Bruntsfield Links creating a huge outdoor space. Quartermile overlooks the Meadows and is the property hot spot of the area. It is much sought after and was designed by Foster + Partners. It comprises luxury apartments, offices and cafes and is on the site of Edinburgh’s old hospital, The Royal Infirmary. The incredibly popular cafe and bakery Peter’s Yard is there (I find it hard to walk past without buying a cardamom bun or a cardamom ice cream in the summer.)
