As soon as you walk through the main door of this ground floor, three bedroom home, you will know that it is special. This is a much loved home, which is only available when the charming owners are travelling. They are natural hosts and have decorated The Annandale Apartment with care and flair and a great attention to detail including treasures they've found on their travels. It is extremely comfortable and high quality - &you'll find everything you need and more here.
Throughout this 143 sq m home, you'll find high ceilings, fine architectural details and a sense of space. It has been refurbished, so you're spoilt by high contemporary standards within a beautiful historic Georgian setting. &
You enter into an elegant entrance hall/boot room. The rooms then all flow off an inner hallway. The sitting room is an elegant and very welcoming room. There's a marble dining table, to seat six, making the most of the light from the twin sash and case windows. You'll find comfy sofas and a fire, creating a lovely atmosphere on colder days.
The kitchen is very well equipped for dining at home and you'll be able to make the most of the wonderful Italian deli, Valvona and Crolla, which is across the road.
All the bedrooms are charming and all your comforts have been considered. The master bedroom is a wonderful room, again with twin windows and a supering bed. There's lots of storage. You'll definitely sleep well here. The second bedroom has a Queen sized bed and the third bedroom is a twin bedroom and there's a desk by the window. There are two bathrooms. One has a shower over the bath and the other is a shower room with a great quality shower.
The Annandale Apartment is a wonderful home and guests are going to love staying here.

The Neighbourhood
The East New Town is a brilliant neighbourhood. You benefit from being able to hop off the tram which stops a couple of minutes walk away. You'll find plenty to do and love in the neighbourhood. St James Quarter is closely and you'll find great retails, dining and leisure there including an Everyman Cinema. The Omni Centre and Playhouse are even closer to this home.
You can walk up Calton Hill and take in the spectacular views of the city from the top. The panoramic photo was invented there! You'll find lots of independent shops and dining on Leith Walk. The tram takes you further on down to Leith or back to the airport. Buses are readily available, but for city centre requirements, you can walk everywhere easily from here. &

Home Truths
There is a saniflo macerating toilet in the bathrooms of this home. It works very well as long as it is used correctly. If anything other than human waste and toilet paper is flushed down the loo, it is likely to break and the repairs are very expensive. There are warning signs in the home and we'll remind guests when you collect keys too.
24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.
Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

East New Town & Hillside

The East New Town and Hillside area is where it’s at. Running from Scotland Street in the West to Broughton Road in the North, Lower London Road in the East and Regent Terrace in the South. Local resident, Peter Irvine, of Edinburgh’s Hogmanay fame christened the area The East Village.
The highpoint, literally, of the area is Calton Hill. A walk up here is rewarded to magnificent views across the whole of the city and photo opportunities abound on Calton Hill. The National Monument is much climbed and the Nelson Monument was built to look like Nelson’s upturned telescope. The City Observatory is now the home of the Collective Gallery and there’s a cute café there too. Calton Hill is an incredible place to watch the fireworks, The Beltane Festival held there on 30th April is very popular and an enormous torchlight procession on 30th December culminates on the Hill.
