Recently built, The Cottage is very comfortable with underfloor heating and plantation shutters. You enter into the open plan living space. There's comfy seating and a smart TV. The attractive kitchen has an oven and small hob and a breakfast bar for dining. There is a shower room on the ground floor. Stairs lead to a huge bedroom, with a comfy bed and a desk and chair for home working. Guests will be able to use the lawn area by the entrance to The Cottage.&

Inverleith Place is one of Edinburgh's most desirable streets. Inverleith Park is right across the street and Fettes College is at the end of the road. It's a short walk to The Royal Botanic Gardens and The Western General Hospital is also close by. Stockbridge is a short and attractive walk away across Inverleith Park and there you'll find many wonderful cafes, restaurants and boutiques. There is a large Waitrose supermarket too.&

The washing machine and tumble dryer are located in the garage, to which guests have access.
Professional cleaning service will be provided on a monthly basis, however cleaning products and equipment are provided and can be used as required.
24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.
Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

Inverleith
Inverleith is certainly one of Edinburgh’s most gorgeous, green areas with an abundance of beautiful outdoor spaces. For us the Inverleith area takes in the streets that run off Inverleith Row and also Powderhall.
The Royal Botanic Gardens is the highlight of the area. It was established in 1670 on a site next to Holyrood Palace. It moved to a site by the Nor Loch (where it later made way for platform 11 of Waverley Station!) then to the area now known as Gayfield Square before finally moving to its current home in the early 1820’s, making it the second oldest botanic garden in the UK after Oxford’s. The 70 acre site is a hugely important player in a worldwide network of institutions seeking to ensure that biodiversity is not further eroded. A stroll in The Botanics is a joy throughout the seasons and no matter how many times you visit, there is always something new to discover. It is wildly popular with families. After World War II when heating Edinburgh homes was difficult and expensive, residents would often go to the glasshouses to warm up at the weekends! There are magnificent views of the Edinburgh skyline, important art exhibitions in Inverleith House and a couple of good cafes which serve drinks, cakes and lunches.
